Looking to Add Value

One of Langley Properties Company’s founding principles is to always deliver on commitments. Our promise to anyone who submits a property for consideration is that we will review the offering and respond within one week of receiving the package. For those properties that are placed under contract, we will swiftly and judiciously conduct due diligence and work to resolve any differences to facilitate closing.

LPC specializes in two key areas of investment:

1) Value-Added Properties
Value-added properties possessing good real estate fundamentals (i.e., in-fill locations, hard corner placement, high visibility, good access, strong traffic patterns) but facing such challenges as:
     • High Vacancy
     • Deferred Maintenance
     • Weak Anchor
     • Tenant Lease Issues
     • Redevelopment Needs
     • Environmental Concerns

2) Stabilized Properties
Stabilized specialty, power, shadow and grocery-anchored shopping centers that also meet standards of good real estate fundamentals and which are anchored with the #1 or #2 grocery or strong credit tenant(s).

• Product Type: Grocery and shadow-anchored centers
• Seeking: Single asset and portfolio acquisitions
• Minimum Size: Over 25,000 square feet
• Minimum Price: $3,000,000
• Maximum Price: $40,000,000
• Deal Structure: All cash at closing or will assume existing debt
• Geographic Focus: Southeast and OH, IN
• >$60,000 average household income
• Located in metro service areas (MSAs) >100,000 population
